Q. How do I get my property appraised for rental valuation?

Q. What is a House in Multiple Occupation?
A. The Housing Act 2004 introduces the licensing of Houses in Multiple Occupation - HMOs. It will be compulsary to licence larger, higher-risk HMOs. Councils will also be able to licence other types of HMOs to tackle problems in these smaller properties.


Q. Will my property fall into the new 'Houses in Multiple Occupation' (HMO) sector?
A. Until your house has been assessed it will be difficult to say, however a basic idea is if you answer yes to these questions you may need a licence:

  • Do you let a property of 3 or more storeys?
  • Do you let to 5 or more tenants in two or more households
  • Do the tenants share facilities
Q. How much is the licence and where do I get it from?
A. You will need to contact your local council. However Nottingham City Council's current fee as at April 2006 is £340 for a standard fee per application. Other charges may apply - contact your council, (Nottingham City Council's Development on 9155555) or speak to a member of staff at MPS.

Q. As a Landlord what are my responsibilities to the tenant?
A. You are legally responsible for several factors around health and safety and other responsibilities (see landlords section on the site).

Q As a Landlord how do I know if the prospective tenants are going to treat my property with respect?
A. As an agent we carry out reference checks to their employers, banks, past landlords and taking up references through 'Homelet' (a credit referance agency). We will do our utmost to ensure both you and we are happy the prospective tenants are suitable.

Q. As a tenant what payments do I need to make?
A. You are responsible for paying the deposit and generally the first months rent; you will also be responsible for paying the monthly rent, gas, electricity, water and council tax charges, unless it is specifically stipulates otherwise in your tenancy agreement. See tenants page on website.

Q. What type of tenancy agreement will I have?
A. Generally you are issued with an 'Assured Shorthold' tenancy agreement that has a minimum term of 6 months, but this can be varied. (See tenants page on site for full details).

Q I am not working at present will I be accepted for private rented?
A. It will depend on your individual circumstances, please contact a member of staff as you may qualify for full housing benefit to pay the rent.
